# Flakk

> Flakk is a property management system for hotels, apartment hotels and guesthouses in Iceland. It does what an established property system does (calendar, bookings, front desk, prices, housekeeping, maintenance, guest messages, guest register, invoices, payments and reports) and adds an AI layer: an assistant staff talk to, and an AI phone receptionist for guests, 24/7.

## What Flakk does

- Web console and phone app (iPhone and Android).
- Booking calendar, bookings, front desk (arrivals, departures, in-house), check-in and check-out.
- Prices and rate plans.
- Housekeeping (room status, assigning cleaners) and maintenance tickets.
- Guest messages and the guest register.
- Invoices and payments through the property's own Icelandic card acquirer (Teya, Straumur or Rapyd).
- Reports, including Hagstofa statistics.

- Two-way connection to 77 booking sites: availability, prices and restrictions go out; bookings, changes and cancellations come in.

- **AI assistant** in the console and the phone app. Staff type or say what they need ("move Elena one day", "put departures at the top", "add apartment 505") and Flakk does it. Big changes are read back and need a yes; small changes happen at once. Speaks 20+ languages, including Icelandic.
- **AI phone receptionist**, 24/7, for guests. Answers in the guest's language, solves common problems step by step and logs other issues to the team as tickets. It never gives door codes by phone. Staff can unlock full control by phone with a PIN.
